What is the Builders Resource Center?

The Builders Resource Center (BRC) is a full-service real estate brokerage and a division of Corcoran Sawyer Smith. It is headquartered in Livingston, New Jersey and works in every county in the state, with nationwide reach through the Corcoran network. BRC handles land and land development, new construction and pre-construction sales, residential home sales, and rentals and leasing, working with builders, developers, landowners, buyers, sellers, and renters.

How do I find out what my land or property is worth to a builder?

We review zoning, lot size, subdivision potential, and current builder demand, then give you a free, confidential read on what your property could be worth to a builder. There is no obligation, and owner details are never shared with builders without permission.

Do builders buy houses in poor condition?

Yes. Builders buy properties for the land underneath, so the condition of the existing house usually does not reduce what they will pay. Dated homes, teardowns, and inherited or estate properties can sell as-is, with no repairs, staging, or open houses.

What is a feasibility read and how do builders request one?

A feasibility read is an analysis of a parcel before a builder commits capital: zoning and density, subdivision potential, comparable new-construction sales, current absorption, and the price the finished product is likely to command. Builders and developers can request one through our For Builders page by submitting the parcel address and project details.

Where is the Builders Resource Center located and what areas do you serve?

Is the Builders Resource Center part of Corcoran?

Does it cost anything to find out what my land is worth?

No. A development-value read from the Builders Resource Center is free, confidential, and carries no obligation. You tell us about the property, we tell you honestly what it could be worth to a builder, and you decide what to do next. If any commission or fee would apply to an eventual sale, we explain it in plain terms up front, before you commit to anything.

How is selling to a builder different from listing my home on the open market?

A traditional sale prices the house: its condition, finishes, and how it shows. A builder is buying the land underneath, so the value comes from what can be built there, not from the existing structure. That usually means no repairs, no staging, no open houses, and a buyer who is ready to move. For the right parcel, the development value can exceed what a conventional listing would ever bring.

What is a teardown, and how do I know if my property is one?

A teardown is a property where the land is worth more than the house standing on it, so a builder's plan is to remove the existing structure and build new. Older or smaller homes on oversized, well-located, or subdividable lots are the most common candidates. You do not need to know for certain: send us the address and we will tell you whether builders would view it that way.

Do I need to subdivide or get approvals before selling my land?

No. You do not need to navigate zoning, subdivision, or approvals yourself. Builders expect to handle that process, and often prefer to, because they want it done to their plan. Part of our read is telling you what a parcel could yield under local zoning so you understand the value a builder sees, without you having to do the entitlement work first.

Can the Builders Resource Center represent both the landowner and the builder?

Sometimes, yes. Because we work with active builders and with landowners, a single transaction can involve both sides. When that happens we are transparent about it and follow New Jersey's disclosure rules, so everyone understands the arrangement. Our goal is always a fair deal that closes, and we will tell you honestly where your interests stand.

What makes the Builders Resource Center different from a regular real estate agent?
