Most people who are thinking about selling start by cleaning out closets and calling a painter. I would start somewhere else: with what your home is worth today, in two versions.
The listing number
What your home would sell for on the open market, with modest preparation, to a family buyer. This is the number most agents give you, and it is important.
The builder number
What a builder would pay for the property as-is, because of the lot and the street rather than the house. Most homeowners never hear this number, and for older homes on good lots it is sometimes the higher one.
Why both
If the builder number is close to the listing number, you can skip the repairs, the showings and the months of waiting, and close on your schedule. If the listing number is clearly higher, you list with confidence and the builder number becomes your floor. Either way you are deciding with the full picture.
