The family buyer
Pays for the house as it is: the kitchen, the bedrooms, the condition. Wants showings, an inspection, and usually a mortgage contingency.
The builder
Pays for the lot, the street and the zoning. Buys as-is, no repairs, no showings, often no financing contingency, and can close around your timeline.
